Demand for residential condominiums in the Arena District is so great that Nationwide Realty Investors is pushing ahead with planning for a new complex in a prime location.
The new condominium project will be located in what is now a parking lot northeast of Spring Street and Neil Avenue, Nationwide Realty President Brian Ellis said.
“We love the site because of its use of the riverfront and the skyline and its proximity to two parks — North Bank and McFerson Commons — and it’s right at the heart of the energy of the Arena District,” Ellis said.
While the project had been part of the Arena District plan from the beginning, an uptick in sales of units at the Condominiums at North Bank Park over the past 18 months has prompted Nationwide Realty to move forward.
“We’re at a point now where our sales activity at North Bank has been tremendous,” Ellis said. “We only have one unit that’s not spoken for, so we want to make sure we have something to offer. We’re trying to get on that (quickly).”
The new project would be built in three phases and include three buildings, all residential condos.
The project “has been targeted as a residential site from the very beginning,” Ellis said. “Even when we put the Eye Center in place, we always planned residential around it. We see commercial space orienting along Nationwide Boulevard.”
Nationwide Realty hopes to begin work on the project late this year and complete the first part of the three-building project in the first part of 2017, “maybe sooner than that,” Ellis said.
The height of the buildings and number of units in each have yet to be determined.
“We haven’t finished the design, so that’s always subject to change,” Ellis said.
